Accounting
As a residential property owner you need a complete understanding of your real estate investment's financial status. FourStar utilizes a recognized software package providing timely, accurate reports that provide you with both current and year to date financial information. Each month you will receive financial statements to track your investment's progress, so you can make informed decisions. Along with your statement you will receive the original invoices from maintenance repairs that have been completed.

Service Fees
Services offered by FourStar can be split into two different categories - Leasing with Property Management service or our Lease only service. Newspaper advertising is also a cost assumed by the owner. The prices differ for each service FourStar provides and depends on the location of the property.
Property Management and Leasing:
- Leasing Fee: 25% - 35% of one month's rent
- Management Fee: 10% of the full monthly rental rate
- Newspaper and Website Marketing: $250 - $350 for 60 days of advertising. $150 - $200 charge for advertising renewal. Includes placement on www.fourstarrealty.com and www.craigslist.org
- Property Evaluation: Free of charge
- Sign and Lockbox: Included with leasing fee.
- Application Processing: Full credit background and reference check
Lease Only Property Leasing Service:
- Leasing Fee: 65% - 75% of one month's rent
