Colorado’s Front Range is experiencing an extremely low supply of housing, particularly in the more affordable price ranges, that continues to send home prices and apartment rents upward for the 6th straight year.  Although the housing supply (homes for sale) historically begins to increase by mid-February, Buyers began shopping for homes earlier than normal in 2018, and have been aggressively competing for the limited winter housing inventory since the beginning of January.

There are many factors that play into this somewhat complex situation including a shortage of available land to develop, a lack of workers in the construction trade, politically unpopular new developments, construction defects laws and builders electing to build larger homes which often times generate higher profits than smaller and more affordable homes.

Income wages have not kept up with home prices since 2008, which has and will continue to create a higher demand on the lower priced homes in our market, but may cool the higher priced segments of the housing market unless wages increase more substantially.
